What is Title 5?
Title 5 is the Massachusetts state code that governs private septic systems. When a property served by a septic system is sold or transferred, state law generally requires a passing Title 5 inspection to confirm the system protects public health and the environment.
When you need an inspection
Selling a property
Most home sales on septic require a Title 5 inspection within two years before the transfer.
Transferring ownership
Adding or removing an owner, or transferring a property, can trigger an inspection requirement.
Expanding a home
Increasing the number of bedrooms or the design flow may require an updated inspection.
Certain refinances
Some lenders request a current Title 5 inspection as a condition of financing.

Condition, liquid levels, baffles, and signs of leaks or structural failure.
Distribution box
Even flow distribution and evidence of backup or damage.
Leach field
How the soil absorption system handles flow and whether effluent is breaking out.
